Indeksi i \u00e7mimeve p\u00ebr shitjet n\u00eb Tiran\u00eb regjistroi nj\u00eb ngritje prej 13.3% ndaj periudh\u00ebs paraardh\u00ebse duke mbetur edhe ai n\u00eb nivelin e nj\u00eb viti m\u00eb par\u00eb.<\/p>\n<p>Megjithat\u00eb, \u00ebsht\u00eb rritur pesha e transaksioneve ku \u00e7mimi i blerjes s\u00eb pron\u00ebs p\u00ebr shitjet e kryera ishte i nj\u00ebjt\u00eb me \u00e7mimin e k\u00ebrkuar nga shit\u00ebsi.<\/p>\n<p>Edhe \u00e7mimet e qiras\u00eb sipas agjent\u00ebve kan\u00eb sh\u00ebnuar rritje gjat\u00eb periudh\u00ebs.<\/p>\n<p>K\u00ebrkesa e p\u00ebrgjithshme p\u00ebr marrje me qira raportohet m\u00eb e lart\u00eb nga k\u00ebrkesa gjat\u00eb gjasht\u00ebmujorit t\u00eb m\u00ebparsh\u00ebm.<\/p>\n<p>Informacioni mbi k\u00ebrkes\u00ebn dhe \u00e7mimet e qiras\u00eb vjen kryesisht nga agjent\u00ebt q\u00eb kryejn\u00eb aktivitet n\u00eb zon\u00ebn e kryeqytetit. Vler\u00ebsimet e subjekteve p\u00ebr gjendjen e tregut dhe \u00e7mimet n\u00eb tregun e banesave mbeten p\u00ebrgjith\u00ebsisht pozitive p\u00ebr afatin e shkurt\u00ebr dhe afatin m\u00eb t\u00eb gjat\u00eb.<\/p>\n<p>Informacioni mbi ecurin\u00eb e \u00e7mimeve dhe vler\u00ebsimin e situat\u00ebs nga ana e agjent\u00ebve n\u00eb tregun e pasurive t\u00eb paluajtshme merret n\u00ebp\u00ebrmjet vrojtimit n\u00eb terren t\u00eb nj\u00eb kampioni t\u00eb p\u00ebrb\u00ebr\u00eb nga 230 subjekte, q\u00eb kan\u00eb si aktivitet kryesor tregtimin e pronave t\u00eb paluajtshme. Subjektet e zgjedhura jan\u00eb agjent\u00eb t\u00eb zyrave t\u00eb tregtimit t\u00eb pasurive t\u00eb paluajtshme dhe shoq\u00ebri nd\u00ebrtimi shitjet e t\u00eb cilave p\u00ebrfaq\u00ebsojn\u00eb rreth 75%-80% t\u00eb xhiros s\u00eb t\u00eb gjith\u00eb popullat\u00ebs.<\/p>\n<p>Vler\u00ebsimi i p\u00ebrgjithsh\u00ebm i agjent\u00ebve p\u00ebr situat\u00ebn e p\u00ebrgjithshme t\u00eb tregut u raportua si m\u00eb pozitiv n\u00eb krahasim me periudh\u00ebn e kaluar. N\u00eb p\u00ebrgjigje t\u00eb pyetjes \u201cSi e vler\u00ebsoni situat\u00ebn e tregut n\u00eb krahasim me periudh\u00ebn (gjasht\u00ebmujorin) e m\u00ebparshme?\u201d, balanca neto e p\u00ebrgjigjeve ishte pozitive 14%, me p\u00ebrgjigje ve\u00e7an\u00ebrisht optimiste p\u00ebr zon\u00ebn e qyteteve bregdetare. Vlera e balanc\u00ebs p\u00ebr k\u00ebt\u00eb pyetje \u00ebsht\u00eb duksh\u00ebm m\u00eb pozitive sesa mesatarja afatgjat\u00eb.<\/p>\n<p>I nj\u00ebjti tregues i vler\u00ebsuar vet\u00ebm p\u00ebr subjektet q\u00eb kan\u00eb raportuar shitje rezultoi ndjesh\u00ebm m\u00eb pozitiv gjat\u00eb periudh\u00ebs, me nj\u00eb balanc\u00eb neto rreth 23%.<\/p>\n<p>Numri i banesave t\u00eb reja t\u00eb regjistruara nga agjent\u00ebt ka q\u00ebndruar thuajse i pandryshuar n\u00eb krahasim me periudh\u00ebn paraardh\u00ebse. Balanca neto e atyre q\u00eb raportojn\u00eb rritje t\u00eb numrit t\u00eb banesave t\u00eb regjistruara dhe atyre q\u00eb raportojn\u00eb r\u00ebnie t\u00eb numrit t\u00eb tyre, ishte rreth -0.6%, ose shum\u00eb pran\u00eb nivelit neutral. Numri i pronave t\u00eb pashitura, si p\u00ebr banesat,<\/p>\n<p>ashtu edhe p\u00ebr godinat tregtare, ka vijuar t\u00eb sh\u00ebnoj\u00eb r\u00ebnie p\u00ebr disa gjasht\u00ebmujor\u00eb radhazi.<\/p>\n<p>Koha mesatare e shitjes s\u00eb banesave n\u00eb rang vendi u rrit n\u00eb 10.6 muaj nga 9.9 muaj gjasht\u00eb muaj m\u00eb par\u00eb, duke u rikthyer n\u00eb vler\u00ebn e nj\u00eb viti m\u00eb par\u00eb. T\u00eb tria zonat paraqesin mesatare shum\u00eb t\u00eb ngjashme koh\u00ebzgjatjeje p\u00ebr shitje, 10.5-10.9 muaj. N\u00eb rastin e Tiran\u00ebs nuk shfaqen ndryshime t\u00eb m\u00ebdha, nd\u00ebrsa p\u00ebr qytetet bregdetare dhe zonat e tjera koh\u00ebzgjatja e shitjes ishte m\u00eb e lart\u00eb sesa n\u00eb gjasht\u00ebmujorin e kaluar.<\/p>\n<p>Financimi n\u00ebp\u00ebrmjet kredis\u00eb bankare ka vijuar t\u00eb figuroj\u00eb n\u00eb nj\u00eb pjes\u00eb t\u00eb mir\u00eb t\u00eb shitjeve t\u00eb pronave. Nga k\u00ebta, rreth 2\/3 rezultojn\u00eb shtetas t\u00eb vendeve t\u00eb BE-s\u00eb.
