{"id":30794,"date":"2022-11-29T10:14:10","date_gmt":"2022-11-29T10:14:10","guid":{"rendered":"https:\/\/neutrale.al\/?p=30794"},"modified":"2022-11-29T10:14:10","modified_gmt":"2022-11-29T10:14:10","slug":"cmimet-rriten-pagat-jo-24-vite-me-teper-duhet-te-punojme-per-te-blere-nje-apartament-krahasuar-me-2015-en","status":"publish","type":"post","link":"https:\/\/neutrale.al\/index.php\/2022\/11\/29\/cmimet-rriten-pagat-jo-24-vite-me-teper-duhet-te-punojme-per-te-blere-nje-apartament-krahasuar-me-2015-en\/","title":{"rendered":"\u00c7mimet rriten, pagat jo; 24 vite m\u00eb tep\u00ebr duhet t\u00eb punojm\u00eb p\u00ebr t\u00eb bler\u00eb nj\u00eb apartament krahasuar me 2015-\u00ebn"},"content":{"rendered":"<p>Me \u00e7mimet e apartamenteve q\u00eb pothuajse jan\u00eb dyfishuar brenda nj\u00eb dekade dhe pagat q\u00eb jan\u00eb rritur me ritme shum\u00eb m\u00eb t\u00eb ul\u00ebta (t\u00eb indeksuara me inflacionin) nj\u00eb shqiptar mesatar duhet t\u00eb punoj\u00eb sot rreth 2 dekada e gjysm\u00eb m\u00eb shum\u00eb p\u00ebr t\u00eb bler\u00eb nj\u00eb apartament n\u00eb kryeqytet.<\/p>\n<p>\u201cMonitor\u201d ka p\u00ebrllogaritur se sa vite pun\u00eb m\u00eb tep\u00ebr nevojiten p\u00ebr blerjen e nj\u00eb apartamenti me sip\u00ebrfaqe 90 metra katror, me supozimin se 70% e t\u00eb ardhurave t\u00eb individit me pag\u00eb mesatare mujore shkojn\u00eb p\u00ebr mbulimin e shpenzimeve t\u00eb p\u00ebrditshme dhe pjesa e mbetur p\u00ebr shlyerjen e k\u00ebsteve t\u00eb kredis\u00eb (kur merr kredi n\u00eb bank\u00eb, kjo e fundit k\u00ebrkon q\u00eb maksimumi 30% e t\u00eb ardhurave t\u00eb shkojn\u00eb p\u00ebr shlyerjen e k\u00ebstit t\u00eb huas\u00eb).<\/p>\n<p>Nga llogaritjet, q\u00eb marrin n\u00eb baz\u00eb inflacionin, interesat e kredive dhe vler\u00ebn n\u00eb koh\u00eb t\u00eb paras\u00eb, rezulton se nj\u00eb pagamarr\u00ebs mesatar duhet t\u00eb punojn\u00eb 24 vite m\u00eb tep\u00ebr p\u00ebr blerjen e nj\u00eb apartamenti prej 90 m2, n\u00eb krahasim me koh\u00ebn q\u00eb i duhej shtat\u00eb vite m\u00eb par\u00eb (2015).<\/p>\n<p>P\u00ebrkeq\u00ebsimi i aft\u00ebsis\u00eb bler\u00ebse brenda nj\u00eb periudhe shtat\u00eb vje\u00e7are (2015-2022) lidhet ngusht\u00eb me rritjen shum\u00eb m\u00eb t\u00eb ul\u00ebt t\u00eb t\u00eb ardhurave ose r\u00ebnien e tyre n\u00eb terma real\u00eb dhe rritjen e shum\u00ebs q\u00eb duhet marr\u00eb hua p\u00ebr shkak t\u00eb shtrenjtimit t\u00eb ndjesh\u00ebm t\u00eb \u00e7mimeve t\u00eb apartamenteve.<\/p>\n<p>Sipas Indeksit t\u00eb Pronave publikuar s\u00eb fundmi nga Keydata Albania, nj\u00eb nj\u00ebsi e \u201c\u00c7el\u00ebsi Media Group\u201d, rezulton se \u00e7mimi mesatar i nj\u00eb apartamenti n\u00eb Tiran\u00eb \u00ebsht\u00eb 1,214 euro\/m2 n\u00eb fund t\u00eb 9 mujorit 2022, nga 870 euro\/m2, q\u00eb ishte n\u00eb 2015-n, duke u shtrenjtuar me rreth 40%. Ylli Sula, CEO i \u201c\u00c7el\u00ebsi media Group\u201d pohon se n\u00eb \u00e7mimin mesatar p\u00ebrfshihen si apartamentet e reja ashtu dhe ato t\u00eb vjetra, nd\u00ebrsa mesatarja e apartamenteve t\u00eb reja \u00ebsht\u00eb edhe m\u00eb e lart\u00eb, pasi nd\u00ebrtimet e reja jan\u00eb shtrenjtuar me ritme m\u00eb t\u00eb larta.<\/p>\n<p>Banka e Shqip\u00ebris\u00eb, q\u00eb publikon indeksin Fisher, q\u00eb mat ecurin\u00eb e banesave t\u00eb reja b\u00ebri t\u00eb ditur se n\u00eb fund t\u00eb 6 mujorit t\u00eb par\u00eb 2022, \u00e7mimet e apartamenteve ishin rritur me 39%, n\u00eb krahasim me vet\u00ebm nj\u00eb vit m\u00eb par\u00eb.<\/p>\n<p>Ndryshe nga apartamentet q\u00eb kan\u00eb \u201cfluturuar\u201d, pagat reale jan\u00eb rritur shum\u00eb m\u00eb ngadal\u00eb. Sipas INSTAT, n\u00eb fund t\u00eb 6 mujorit t\u00eb par\u00eb, paga mesatare n\u00eb vler\u00eb nominale ishte rreth 60.6 mij\u00eb lek\u00eb, nga 45.6 mij\u00eb lek\u00eb n\u00eb fillim t\u00eb vitit 2014, me rritje prej 32%. Nd\u00ebrsa e indeksuar me inflacionin (q\u00eb mat realisht fuqin\u00eb bler\u00ebse duke marr\u00eb n\u00eb konsiderat\u00eb dhe shtrenjtimin e \u00e7mimeve gjat\u00eb t\u00eb nj\u00ebjt\u00ebs periudh\u00eb), paga reale \u00ebsht\u00eb rritur me rreth 20%.<\/p>\n<p>Sa ka kushtuar n\u00eb Tiran\u00eb blerja e nj\u00eb apartamenti me sip\u00ebrfaqe 90 m2, nd\u00ebr vite?<\/p>\n<p>Nj\u00eb apartament me sip\u00ebrfaqe 90 m2 i kushton sot \u201cnj\u00eb tiranasi\u201d mesatarisht 12,7 milion lek\u00eb, pa p\u00ebrshir\u00eb k\u00ebtu asnj\u00eb kosto shoq\u00ebruese si mobilim, sigurim i pron\u00ebs apo taksa mbi pasurit\u00eb e paluajtshme etj. Nj\u00eb individ me pag\u00eb mesatare do t\u00eb duhet t\u00eb punoj\u00eb 64 vjet sot q\u00eb t\u00eb blej\u00eb nj\u00eb sht\u00ebpi (duke supozuar q\u00eb 30% t\u00eb t\u00eb ardhurave shkojn\u00eb p\u00ebr marrjen e nj\u00eb kredie dhe 70%).<\/p>\n<p>Nd\u00ebrkoh\u00eb q\u00eb p\u00ebr t\u00eb nj\u00ebjtin apartament nd\u00ebr vite individi paguante shum\u00eb m\u00eb pak. N\u00eb 2015 nj\u00eb hyrje kushtonte mesatarisht 6.4 milion lek\u00eb dhe me pag\u00ebn mesatare t\u00eb asaj periudhe, atij do ti duheshin 40 vite pun\u00eb. (shiko grafikun: Sa vite duhen mesatarisht p\u00ebr t\u00eb bler\u00eb nj\u00eb apartament?)<\/p>\n<p>P\u00ebrllogaritja e m\u00ebsip\u00ebrme merr p\u00ebr baz\u00eb t\u00eb ardhurat e disponueshme t\u00eb nj\u00eb familje t\u00eb indeksuara me norm\u00ebn e inflacionit, \u00e7mimin mesatar t\u00eb nj\u00eb metri katror n\u00eb Tiran\u00eb, vler\u00ebn n\u00eb koh\u00eb t\u00eb paras\u00eb si dhe normat mesatare vjetore t\u00eb interesit t\u00eb kredive sipas Bank\u00ebs s\u00eb Shqip\u00ebris\u00eb.<\/p>\n<p>Diferenca thellohet n\u00eb 25 vite m\u00eb shum\u00eb p\u00ebr zon\u00ebn brenda \u201cUnaz\u00ebs s\u00eb vog\u00ebl\u201d, nd\u00ebrsa e vetmja zon\u00eb paksa favorizuese p\u00ebr qytetar\u00ebt duket se vijon t\u00eb mbetet ajo jasht\u00eb \u201cUnaz\u00ebs\u201d.<\/p>\n<p>Negativisht n\u00eb aft\u00ebsin\u00eb paguese p\u00ebr kredin\u00eb pritet t\u00eb ndikoj\u00eb dhe shtrenjtimi i normave t\u00eb interesit t\u00eb huave hipotekore. Sipas Bank\u00ebs s\u00eb Shqip\u00ebris\u00eb n\u00eb tetor, interesi mesatar arriti n\u00eb 4.87%, nga 3.48% n\u00eb t\u00eb nj\u00ebjtin muaj t\u00eb nj\u00eb viti m\u00eb par\u00eb.<\/p>\n<p>Ky \u00ebsht\u00eb niveli m\u00eb i lart\u00eb q\u00eb nga dhjetori i vitit 2015. Shtrenjtimi i interesave t\u00eb kredive reflekton politik\u00ebn shtr\u00ebnguese monetare q\u00eb po ndjek Banka e Shqip\u00ebris\u00eb nga muaji mars i k\u00ebtij viti, si nj\u00eb mjet p\u00ebr t\u00eb luftuar inflacionin e lart\u00eb. Norma baz\u00eb e interesit \u00ebsht\u00eb rritur nga 0.5% n\u00eb 2.75% n\u00eb harkun e shtat\u00eb muajve.
