Shoqata e Nd\u00ebrtuesve thot\u00eb se rritja \u00ebsht\u00eb ndikuar nga shtrenjtimi i materialeve t\u00eb nd\u00ebrtimit dhe k\u00ebrkesa e lart\u00eb p\u00ebr sht\u00ebpi. Por shtrenjtimi i \u00e7mimeve po ul leverdin\u00eb nga qiraja, si p\u00ebr sht\u00ebpit\u00eb n\u00eb qend\u00ebr, ashtu edhe n\u00eb periferi. Rritja e normave t\u00eb interesit t\u00eb kredive pritet t\u00eb tkurr\u00eb k\u00ebrkes\u00ebn, gj\u00eb q\u00eb mund t\u00eb sjell\u00eb edhe r\u00ebnie t\u00eb \u00e7mimeve.<\/p>\n<p>N\u00eb Tiran\u00eb vijon shtrenjtimi i \u00e7mimeve t\u00eb apartamenteve. Brenda vij\u00ebs s\u00eb verdh\u00eb t\u00eb nd\u00ebrtimit, apartamentet e reja nga v\u00ebzhgimi i \u201cMonitor\u201d po shiten mbi 1,000 euro\/m\u00b2 nga 900 euro\/m\u00b2 q\u00eb niste vitin e kaluar \u00e7mimi i shitjeve. N\u00eb zona t\u00eb ve\u00e7anta, si ajo e ish-Bllokut dhe Komuna e Parisit, \u00e7mimet kan\u00eb tendenc\u00eb t\u00eb fort\u00eb rritje deri n\u00eb dyfish m\u00eb t\u00eb larta se vjet.<\/p>\n<p>Shoqata e Nd\u00ebrtuesve thot\u00eb se rritja e \u00e7mimeve \u00ebsht\u00eb ndikuar nga shtrenjtimi i lart\u00eb i materialeve t\u00eb nd\u00ebrtimit. Aktor\u00eb t\u00eb tjer\u00eb t\u00eb tregut pohuan se \u00e7mimet jan\u00eb t\u00eb fryra nga rritja e lart\u00eb e k\u00ebrkes\u00ebs.<\/p>\n<p>Tregu i pasurive t\u00eb paluajtshme n\u00eb Tiran\u00eb duket se \u00ebsht\u00eb n\u00eb periudh\u00ebn m\u00eb t\u00eb mir\u00eb, pasi krahas ofert\u00ebs s\u00eb lart\u00eb prej nd\u00ebrtuesve brenda qendr\u00ebs s\u00eb Tiran\u00ebs, q\u00ebndron edhe k\u00ebrkesa e lart\u00eb p\u00ebr blerje. N\u00eb an\u00ebn tjet\u00ebr, shtrenjtimi i \u00e7mimeve po ul leverdin\u00eb nga qiraja, si p\u00ebr sht\u00ebpit\u00eb n\u00eb qend\u00ebr, ashtu edhe n\u00eb periferi.<\/p>\n<p>Parashikohet q\u00eb rritja e normave t\u00eb interesit t\u00eb kredive t\u00eb sjell\u00eb r\u00ebnie t\u00eb k\u00ebrkes\u00ebs. Si do t\u00eb ndikoj\u00eb te \u00e7mimi? A do t\u00eb jet\u00eb kjo nj\u00eb mund\u00ebsi p\u00ebr ulje?<\/p>\n<p>\u00a0<\/p>\n<p>Si kan\u00eb ndryshuar \u00e7mimet?<\/p>\n<p>Nga v\u00ebzhgimi n\u00eb terren i \u201cMonitor\u201d, \u00e7mimet e apartamenteve t\u00eb reja q\u00eb po nd\u00ebrtohen n\u00eb kryeqytet jan\u00eb rritur 100 deri n\u00eb 300 euro p\u00ebr met\u00ebr katror, si n\u00eb zonat e periferis\u00eb, edhe n\u00eb qend\u00ebr.<\/p>\n<p>Hera e fundit q\u00eb n\u00eb zon\u00ebn e Kinostudios jan\u00eb shitur apartamente t\u00eb reja me 800 euro\/m\u00b2 ishte n\u00eb kompleksin e ri t\u00eb banesave p\u00ebrball\u00eb zyrave t\u00eb kompanis\u00eb \u201cAleat\u201d n\u00eb vitin 2020. Prej vitit 2021, \u00e7mimet e apartamenteve t\u00eb reja n\u00eb k\u00ebt\u00eb zon\u00eb nisin nga 1,000 deri n\u00eb 1,100 euro\/m\u00b2.<\/p>\n<p>N\u00eb kompleksin e ri t\u00eb banimit q\u00eb po nd\u00ebrtohet p\u00ebrball\u00eb rreth-rrotullimit t\u00eb TV Klan, nga zyra e shitjes u tha se \u00e7mimet e apartamenteve jan\u00eb 1,100 euro\/m\u00b2 dhe 90% e tyre jan\u00eb rezervuar nga bler\u00ebsit. Kompleksi \u00ebsht\u00eb ende n\u00eb faz\u00eb fillestare nd\u00ebrtimi.<\/p>\n<p>Prej gati dy vitesh, n\u00eb k\u00ebt\u00eb zon\u00eb apartamentet po shiten me k\u00ebt\u00eb \u00e7mim. N\u00eb pallatin e ri t\u00eb nd\u00ebrtuar n\u00eb truallin e ish-hotelit \u201cMolla\u201d n\u00eb faz\u00ebn e nd\u00ebrtimit, apartamentet u shit\u00ebn me 1,000 euro\/m\u00b2, nd\u00ebrsa me p\u00ebrfundimin e objektit, arrit\u00ebn \u00a01,100 euro\/m\u00b2.<\/p>\n<p>\u00c7mimet e apartamenteve t\u00eb reja kan\u00eb diferenc\u00eb t\u00eb lart\u00eb \u00e7mimesh me nd\u00ebrtimet e shum\u00eb viteve m\u00eb par\u00eb. Nd\u00ebrtuesi Hajredin Fratari tha p\u00ebr \u201cMonitor\u201d se af\u00ebr kompleksit \u201cXhura\u201d, n\u00eb zon\u00eb e Kinostudios, k\u00ebto dit\u00eb ka shitur 15 apartamente me \u00e7mim 650 euro\/m\u00b2.<\/p>\n<p>B\u00ebhet fjal\u00eb p\u00ebr apartamente n\u00eb pallate t\u00eb nd\u00ebrtuara 20 vite m\u00eb par\u00eb, por k\u00ebto nj\u00ebsi banimi nga nd\u00ebrtuesi jan\u00eb shfryt\u00ebzuar p\u00ebr dh\u00ebnie qiraje.<\/p>\n<p>N\u00ebse vazhdon m\u00eb posht\u00eb k\u00ebsaj zone, gjen apartamenteve me \u00e7mime 100 deri n\u00eb 200 euro m\u00eb t\u00eb larta. N\u00eb nj\u00eb kompleks t\u00eb ri banimi, q\u00eb ka p\u00ebrfunduar n\u00eb zon\u00ebn e \u201cVarrit t\u00eb Bamit\u201d, \u00e7mimet e apartamenteve varionin nga 1,200 deri n\u00eb 1,300 euro\/m\u00b2. Nga zyra e shitjeve u pohua se tashm\u00eb, t\u00eb gjitha apartamentet jan\u00eb shitur, nd\u00ebrsa jan\u00eb n\u00eb dispozicion t\u00eb bler\u00ebsve vet\u00ebm dy hyrje.<\/p>\n<p>N\u00eb nd\u00ebrtimin e ri pran\u00eb Maternitetit t\u00eb Ri t\u00eb Tiran\u00ebs, \u00e7mimet e apartamenteve kan\u00eb arritur 1,200 euro\/m\u00b2. N\u00eb k\u00ebt\u00eb zon\u00eb, m\u00eb par\u00eb \u00e7mimet e apartamenteve nisnin nga 900 euro\/m\u00b2.<\/p>\n<p>Rritje t\u00eb \u00e7mimeve k\u00ebt\u00eb vit ka edhe n\u00eb nd\u00ebrtimet e reja n\u00eb zon\u00ebn e \u201cAli Demit\u201d. \u00c7mimet e reja q\u00eb po nd\u00ebrtohen n\u00eb k\u00ebt\u00eb zon\u00eb nga kompania \u201cKika Konstruksion\u201d jan\u00eb 1,000 euro\/m\u00b2. N\u00eb k\u00ebt\u00eb zon\u00eb, vjet apartamentet jan\u00eb shitur 900 euro\/m\u00b2. N\u00eb kompleksin e p\u00ebrfunduar rezidencial \u201cZirkon\u201d, para Spitalit t\u00eb Pediatris\u00eb n\u00eb Qendr\u00ebn Spitalore Universitare \u201cN\u00ebn\u00eb Tereza\u201d (QSUT), sipas administratorit t\u00eb shitjeve, vjet apartamentet u shit\u00ebn me \u00e7mime 1,000 euro\/m\u00b2. Nd\u00ebrkoh\u00eb pallatet e reja q\u00eb po nd\u00ebrtohen nga i nj\u00ebjti nd\u00ebrtues pas kompleksit t\u00eb par\u00eb, k\u00ebt\u00eb vit po shiten me \u00e7mim 1,200 euro\/m\u00b2. T\u00eb nj\u00ebjtin \u00e7mim shitje kompania ka vendosur edhe p\u00ebr apartamentet pas Ministris\u00eb s\u00eb Mbrojtjes. Apartamentet ekzistuese n\u00eb k\u00ebto zona, vjet jan\u00eb shitur me \u00e7mim 800 \u2013 900 euro\/m\u00b2.<\/p>\n<p>Komuna e Parisit vijon t\u00eb sh\u00ebnoj\u00eb rritje t\u00eb lart\u00eb t\u00eb \u00e7mimeve t\u00eb apartamenteve t\u00eb reja p\u00ebr k\u00ebt\u00eb vit. N\u00eb hyrje t\u00eb Komun\u00ebs s\u00eb Parisit jan\u00eb duke u ngritur dy nd\u00ebrtime t\u00eb reja (nj\u00eb nd\u00ebrtim pran\u00eb ish-NTV dhe tjetri buz\u00eb rrug\u00ebs qendrore n\u00eb truallin e ish-pallateve dykat\u00ebshe t\u00eb nd\u00ebrtuara para demokracis\u00eb).<\/p>\n<p>N\u00eb nd\u00ebrtimin buz\u00eb rrug\u00ebs, q\u00eb nisi k\u00ebt\u00eb vit, \u00e7mimet e shitjes sipas nd\u00ebrtuesit t\u00eb objektit nisin nga 2,200 euro p\u00ebr met\u00ebr katror. Vjet p\u00ebr k\u00ebt\u00eb nd\u00ebrtim, zyra e shitjeve tha se \u00e7mimet nisnin nga 1,500 euro\/m\u00b2. N\u00eb vitin 2020, \u00e7mimet e apartamenteve n\u00eb k\u00ebt\u00eb zon\u00eb ishin rreth 1,200 euro\/m\u00b2.<\/p>\n<p>Vjet n\u00eb zon\u00ebn e \u201cMyslym Shyrit\u201d, apartamentet e fundit t\u00eb nd\u00ebrtuara pran\u00eb dyqanit \u201cAdidas\u201d nga kompania \u201cEdonil sh.p.k.\u201d u shit\u00ebn 1,800 euro\/m\u00b2. Nd\u00ebrsa \u00e7mimet e apartamenteve p\u00ebrball\u00eb Parkut Olimpik po shiten mbi 2,000 euro\/m\u00b2.<\/p>\n<p>Tek kompleksi \u201cLake View Recidence\u201d, pran\u00eb liqenit artificial t\u00eb Tiran\u00ebs, \u00e7mimet e apartamenteve kan\u00eb arritur 2,200 euro\/m\u00b2. Vjet n\u00eb k\u00ebto nd\u00ebrtime, \u00e7mimet varionin nga 1,700 \u2013 1,800 euro\/m\u00b2, nd\u00ebrsa katet e fundit, 2,000 euro.<\/p>\n<p>P\u00ebr vitin 2022, \u00e7mime t\u00eb larta shitje jan\u00eb edhe n\u00eb zon\u00ebn e Astirit. \u00c7mimet e pallateve t\u00eb reja q\u00eb po nd\u00ebrtohen n\u00eb fund t\u00eb k\u00ebsaj zone n\u00eb kufi me Yzberishtin variojn\u00eb nga 900 \u2013 950 euro\/m\u00b2. Vjet n\u00eb k\u00ebt\u00eb zon\u00eb \u00e7mimet e apartamenteve varionin nga 700 \u2013 800 euro\/m\u00b2.<\/p>\n<p>Kompleksi i ri prej 7 pallatesh q\u00eb po ngrihet pas \u201cCasa Italia\u201d ofron apartamente me \u00e7mime 1,100 euro\/m\u00b2. Edhe pran\u00eb rreth rrotullimit t\u00eb Doganave dhe Uzin\u00ebs Dinamo, \u00e7mimet kan\u00eb arritur 1,100 euro.<\/p>\n<p>N\u00eb zon\u00ebn pas Qendr\u00ebs Tregtare Univers, grupi BALFIN \u00ebsht\u00eb duke zhvilluar t\u00eb parin projekt me apartamente banimi. Karakteristik\u00eb e zon\u00ebs jan\u00eb sht\u00ebpit\u00eb individuale t\u00eb ngritura nga banor\u00eb q\u00eb kan\u00eb migruar n\u00eb Tiran\u00eb pas viteve \u201890. Sipas zyr\u00ebs t\u00eb shitjes, vjet \u00e7mimet e apartamenteve n\u00eb zon\u00ebn e re rezidenciale \u201cCity Univers\u201d ishin 580 deri n\u00eb 650 euro\/m\u00b2. Projektet mbajn\u00eb emrin e studios italiane \u201cStefano Boeri Architetti\u201d.<\/p>\n<p>Book Building, q\u00eb ka filluar t\u00eb nd\u00ebrtohet pas Sahatit, sipas lejes zhvillimore \u00ebsht\u00eb godin\u00eb shum\u00ebfunksionale 4, 5, 11 dhe 21 kate, me 3 kate n\u00ebntok\u00eb. Zyra e shitjeve e kontaktuar nga \u201cMonitor\u201d tha se \u00e7mimet e apartamenteve t\u00eb banimit n\u00eb k\u00ebt\u00eb nd\u00ebrtim jan\u00eb 5,000 euro\/m\u00b2. P\u00ebr Shoqat\u00ebn e Nd\u00ebrtuesve, shtrenjtimi i materialeve t\u00eb nd\u00ebrtimit, kostoja e lart\u00eb p\u00ebr pagesat e pun\u00ebtor\u00ebve dhe t\u00eb truallit t\u00eb nd\u00ebrtimit, si dhe taksat jan\u00eb arsyet kryesore t\u00eb rritjes s\u00eb \u00e7mimeve t\u00eb apartamenteve.<\/p>\n<p>Sekretari i P\u00ebrgjithsh\u00ebm i Shoqat\u00ebs s\u00eb Nd\u00ebrtuesve, Arben Dervishi, tha p\u00ebr \u201cMonitor\u201d se nga rritja e \u00e7mimeve t\u00eb materialeve t\u00eb nd\u00ebrtimit, kostot e nd\u00ebrtimit jan\u00eb rritur 30 \u2013 50% m\u00eb shum\u00eb se vjet. \u201cP\u00ebr k\u00ebt\u00eb ka pasur rritje t\u00eb lart\u00eb t\u00eb \u00e7mimeve t\u00eb materialeve t\u00eb nd\u00ebrtimit.<\/p>\n<p>P\u00ebr materiale si alumini, bakri, hekuri dhe \u00e7imento, \u00e7mimet jan\u00eb rritur 200% krahasuar me vjet. Rritje t\u00eb lart\u00eb ka pasur edhe p\u00ebr \u00e7mimin e karburantit. Pavar\u00ebsisht se p\u00ebr k\u00ebt\u00eb muaj ka nj\u00eb r\u00ebnie t\u00eb \u00e7mimeve t\u00eb materialeve t\u00eb nd\u00ebrtimit, s\u00ebrish mbeten t\u00eb larta. Tashm\u00eb n\u00eb kryeqytet nuk ka m\u00eb nd\u00ebrtime me kosto 300 \u2013 400 euro\/m\u00b2. Kostoja p\u00ebr apartamente ka arritur deri 800 euro\/m\u00b2, p\u00ebr shkak t\u00eb rritjes s\u00eb cil\u00ebsis\u00eb. P\u00ebr kullat, p\u00ebr shkak t\u00eb p\u00ebrdorimit t\u00eb materialeve dhe fasadave unike, kostot e nd\u00ebrtimit arrijn\u00eb deri n\u00eb 2,000 euro\/m\u00b2.
